Why build with a timber frame over traditional construction?

Timber frame construction offers several advantages over traditional framing, including greater structural stability, improved energy efficiency, and the ability to create open, spacious interiors with fewer load-bearing walls. Additionally, timber frames are often crafted from sustainably sourced wood, making them an environmentally friendly choice. The natural beauty of exposed timber frames can also add a unique aesthetic appeal to a building, creating a warm and inviting atmosphere.

What Types of Wood are Offered?

Homestead Timber Frames typically employs local White oak for interior timber frames and Baldcypress for exterior timbers. Specifying and using timber local to us minimizes transportation costs, uses trees locally harvested from forests that naturally recover, and provides our clients with a beautiful timber frame using timbers of known provenance and quality.

If you wish to use your own timber, it is allowed after it passes a grading process to check for things that would cause structural failures and issues.

Our Timber Framing Process

Our process begins with a Preliminary Design Consultation, where the design team collaborates with the client to create initial sketches, floor plans, and exterior elevations. Once the designs are approved, a production agreement is signed, and construction drawings are created while the specified timber is ordered. The most exciting day is the timber frame raising, where the crew assembles and raises the bents, connects timbers, and completes the structure, after which your general contractor takes over to finish the project according to the detailed plans provided.

delivery of your timber frame

Can you deliver to my build site in Raleigh, North Carolina?

Yes, your timber frame project will be conveniently delivered directly to your build site via flatbed truck.

How Much does timber framing cost?

Historically, timber frame packages can range from $65 - $150 or higher, depending on the amount of timber framing and complexity of the design. Larger timber frame projects like fully timber framed homes and barns tend to be on the lower end of that spectrum because larger areas can be covered with larger, but fewer pieces. This price range for a timber frame package usually includes other necessities such as tongue and groove roof decking and installation by our very own crew of seasoned professionals.

In June 2021 we signed a contract with Homestead Timber Farms to design and build a large 30 by 20 pergola over our back porch. We needed something to block the intense sunlight in the morning and afternoon to enjoy this great outdoor space. About four months later a team of craftsmen delivered and erected this unique structure to the back of our house. The workmanship was excellent. The entire structure fits together like an erector set using well proven mortis and tendon joining system. This pergola is a conversation piece when we entertain. We did not stain the wood, but decided to let the wood weather naturally, after a year and a half the wood has a nice grey tone and blends into the rest of our house. With the addition of this pergola we can now enjoy this space no matter how intense the natural light may be.

My wife, Jeannetta, and I started to plan our new home in Tennessee in the spring of 2007. We started to hunt for the location in the southeast part of Tennessee as to be closer to family and to retire to a nicer climate and area than Southwest Ohio. The winters and the crime were getting to be too much for us. We were able to find a wonderful community located in Dunlap, TN and it was exactly as we wanted. There were terrific views and quiet wooded spaces to choose from. The people that were already living there were very inviting and friendly. We purchased the property in September 2007.We had started our design of our new home by learning everything we could about Timber frame and the hybrid homes. We started to work with a Timber Frame contractor and the affiliated company to put together our design. After many revisions, the contractor and the Timber Frame company had guided us to a design that was twice our set budget. It was a very expensive learning experience. We then went back to our drawing board and started to design a less expensive home with our new education. That is where Homestead Timber Frames came into our lives to help us realize our dream and to guide us toward the finished home we have today. Bruce Gardner, his wife Cyndy and all of the team were extremely helpful and the kind of experts we needed to get a great product. The designer Erik Toplis was open and totally able to take our ideas and create the design we envisioned with expertise and listening to be his greatest assets. We broke ground in April 2013 and our building contractor, Marcus Otto Builders, got us started by getting the foundation and the floor decking ready for our timber frame great room. The timbers arrived on the 13th of May and in 2 days the frame was erected and it was beautiful and majestic. The crew was efficient and the raising was flawless. Each team member knew his task and they worked as a complete unit to get the frame in place. Once the frame was up and complete, the builder was able to get the rest of the home put together. We had the structured insulated panel walls brought in and by the end of May the house was completely enclosed. The SIPS allowed the house to cut at least a month off the time schedule as opposed to having a standard wall system created. The home is also 3 times more energy efficient. That will pay for itself in the years to come.We are so happy with our home and we are so pleased with the Homestead Timber Frame company for their expertise and their friendship and the help that they gave us for this project. They are more than a building products company, they are warm and caring folks that help to make dreams come true.Bruce and Jeannetta Walker June 2014Dunlap, Tennessee
